House Rules
Welcome! We are very grateful to share our wonderful estate with you, your friends and your family. We take pride in offering you an exceptional experience and it is our goal to make your stay the best it can be. So, please let us know if you need anything at all. The following should explain the different systems, house rules and expectations we have. All of this information is intended to ensure that your experience is safe, easy and enjoyable.
Check-in & Check-out times
The following check-in and check-out times are standard. These times are set to ensure that we have enough time to ready the house between guests including any scheduled maintenance. So please if you ask to come early or stay late, know that we may not be able to accommodate you for reasons outside of our control.
Check-in: 4pm
Check-out: 10am
General Estate Rules
Some of these rules may not apply to the Estate you're staying at. For example there may not be a barn. If you have any questions please reach out and we'll be happy to clarify.
Children
Our estates are large properties with lots of room for kids to run around on. We hope you and your family will make use of this wonderful space, but please take care to keep an eye on your children. Do not leave children unattended at any time.
Music and other loud sounds

Please use our Sonos speaker system and enjoy music while you’re here! We know it adds so much to the experience. We just ask that you do so within reasonable volume levels and follow these rules:

Please do not play, project or create music or other loud sounds after the hour of 10pm and before the hour of 8am. We do have neighbors and we want to stay in their good graces. We want you to have fun and play music and use our Sonos etc, but we also want future guests to be able to enjoy those same activities… So please be respectful of our neighbors.

If you play amplified music after 10pm and receive a noise complaint, the city of Indio fines are $1,000 per occurrence. You will be liable for this fine if it occurs.

We do not allow you to bring in sound amplification equipment without prior written permission. This means no DJ systems, no boomboxes, no stereo systems or any other amplification machinery. If we find that you are using such systems, we will ask you to put them away, if we catch you a second time, we will take your security deposit or bill you $500.

Moving of Furniture -- Don't do it!
If you move furniture, you must put it back before check out. If you damage the furniture by moving it, you will be charged for the labor and materials. Some of our furniture is very unique and difficult if not impossible to replace. If you move it and it gets damaged, you will not be happy with the bill you receive, so please just don’t do it.
Pets
No unapproved pets. If you brought your pet and didn’t let the management know, please reach out immediately and we will sort out the additional fees and deposit. If you bring a pet without notifying us, you will be liable for fees up to $300/day per pet, plus any damages.
Pools & Spas

Pool Heating: If you did not pay for pool heating and would like it, please let the management know and they will set it up for you and let you know the fees. Know that the pool heating is energy intensive and so translates directly to an increased expense. We do not make money off of this, but pass along the expense, as some guests do not want or need the pool heated. If you turn the pool heating on, without asking us, we will bill you for the entire term of your stay at whatever the current rate is.

Pool safety: Canopy makes every effort to maintain a clean and safe swimming environment. Please act responsibly in the pool as we cannot be held liable for your unsafe pool behavior.

Please keep an eye on your children at all times, especially young ones. The pool is not covered or gated. We cannot be liable if your child decides to escape to the pool. Be mindful and take no chances.

Please do NOT do any of the following prohibited activities, which include but are not limited to:

Diving or jumping off rocks

Leaving children or incompetent swimmers unattended

Intoxicated swimming

Running or jumping around on rock fixtures or pavers

Standing or otherwise using flotation devices in unsafe ways

Horseplay or other unsafe physical play in the pool

Any other activity that may result in harm or injury beyond safe typical swimming pool activities

Please use plastic drink ware/cups around the pool. No Glass please!

Please keep all trash and or plates, cups and silverware out of the pool—any left items or garbage beyond reason will be charged an additional cleaning fee.

Occupancy Limits

Each estate comfortably sleeps a given number people at any one time. It can exceed that with some loss of comfort. But there is a limit and beyond that additional guests jeopardize the safety of all guests.

Prior to your arrival we may send you a guest list request. This will entail all of the names and ages of guests. This is for liability reasons as we need to be able to report to first responders etc who is on the property at any given time. This is important and necessary to ensure your safety and enjoyment.

If you have more guests coming, let us know and we tell you the additional fee and work it out with, assuming it does not jeopardize the safe limit available.

If you exceed the number of people stated on your guest list without informing us, you will be charged up to, but not to exceed $300/person per day.
HVAC -- Air Conditioning & Heating
Please do not put the air conditioning below 70 degrees. We test the air conditioning system before each guest arrives to make sure they are in good working order. If you run the air conditioner at a low temperature while having the doors open, you risk freezing the condensers and permanently damaging them. If you damage the condensers, you will be held liable. Air conditioning condensers cost up to and in excess of $40,000 each. Some of our houses have more multiple condensors. Don't risk it.
Bi-fold doors & windows
Several of our estates have bi-fold windows. HERE are detailed directions on how to use them. Please read those directions. If you damage the bi-fold windows/doors you will be held liable for their repair.
Blinds
Our Estates may have areas with electronic or automatic blinds. These operate via remote control and work well. Later on in this book are detailed directions for the operation and use of the blinds. Please read them. If you damage the blinds, you will be held liable for their repair. Also note that the remotes are expensive—don’t lose or damage them
Keys & Door Locks
You are responsible for all supplied keys. If you lose them, you will be charged a replacement fee. Additionally, the management is not responsible for loss of personal property due to theft. It is your responsibility if you leave the estate to lock up the house. Note however that we have never had any issues with theft.
Glitter & Other Decorations
You are responsible for any and all decoration that you bring in the house. The cleaning fee does not cover cleanup of glitter, confetti or other decorative items and you will be charged an hourly rate for any added cleaning due to decorative items or substances left behind.
BBQs and Outdoor Kitchens
We have a wonderful outdoor cooking areas for your use and enjoyment. We ask that you:

Keep children away from the flames! This seems obvious, but it is very important. Please be safe with your kids.

We expect it will become greasy with use, but please try to leave it free of garbage and other debris. If it is filthy beyond normal use, you will be charged a cleaning fee.
Game Rooms/The Barn
We have wonderful game rooms with myriad games and fun activities. They are there for your enjoyment!

Please do not change the settings on the Media Receiver, the projector or any of the electronics in the barn. You will be charged to reset them properly.

Do not unplug/reorganize the existing Media Receiver inputs. You will be charged to reset them properly. It's a pain for us to track down the proper wires and we will hire our media vendor to come in and fix it and we will bill you for it. Please! It's really a pain for everyone.

Please use the games with care. If you are unreasonably rough on them and break them, you will be charged for repairs or replacement parts.

Please do not open the large doors and run the AC. You risk freezing the AC machines and damaging them. If you are running the ACs at a low temperature while the doors are open and the condensers freeze, you will be liable for the damages.

Please close any large doors before you go to sleep. We have roadrunners and neighborhood cats who will investigate the barn and leave evidence of their investigation.
